Telangana land records with survey numbers

Telangana LandGrid  |  Updated 23 October 2026

Quick answer

Start with the survey number itself: in the Telangana LandGrid app, search the village, tap Survey No. and tap the parcel to see its survey number, boundary on the satellite map, area in acres-guntas and the neighbouring survey numbers. For the whole village on one sheet, download the village survey map PDF. Then check the official land record for that survey number on the Bhu Bharati portal (bhubharati.telangana.gov.in): Information Services → Details of Land, choose the district, mandal and village, and search by survey number. The record shows the pattadar (holder), extent and land type. The main records are the Pattadar Passbook and ROR-1B / Pahani, which show who holds a survey number and its extent; the Tippan is the survey sketch of a parcel with its measurements; the Sethwar is the old settlement register; the village map shows all survey numbers in a village; and the Encumbrance Certificate (EC) lists registered transactions on the property. Land records are maintained on the Bhu Bharati portal, which replaced Dharani in 2025.

Step 1: Find and see the survey number (Telangana LandGrid)

A land record tells you who holds a survey number, not where it is, so start on the map.

  1. Search the village in the Telangana LandGrid app (Android or iPhone).
  2. Tap Survey No. to show survey boundaries and numbers over the satellite image.
  3. Tap the parcel to see its survey number, village, mandal, district, area in acres-guntas and square yards, and the neighbouring survey numbers. Save or share it.
  4. Need the whole village? Download the village survey map PDF: every survey number and boundary on one printable sheet.

Step 2: Check the land record on Bhu Bharati

  1. Open Bhu Bharati. Go to bhubharati.telangana.gov.in, the Government of Telangana's land-records portal (it replaced Dharani on 14 April 2025).
  2. Information Services → Details of Land. This is the public search for agricultural land records.
  3. Pick the location. Select the district, then mandal, then village. The wrong village is the most common reason a search shows nothing.
  4. Search by survey number. Enter the survey number (with sub-division, if any) — or the passbook / khata number — and the captcha.
  5. Read the record. It shows the pattadar's name, the extent and the land type. You can view and print it for reference.

Our land details search guide covers the Bhu Bharati search options in more detail.

The same Information Services section also has Market Value for the specific land, Prohibited Lands Details, Encumbrance Details and Registered document details. Transactional services such as mutation and applications need a citizen login.

Pattadar Passbook

The title passbook issued to the landholder (pattadar). It lists the khata number and each survey number held with its extent. Banks ask for it for crop and land loans, and buyers check it first.

ROR-1B and Pahani (Adangal)

The Record of Rights (ROR-1B) records who holds which land. The Pahani (also called Adangal) is the village register kept by survey number — extent, holder, land type and how it is used. Check both on Bhu Bharati before any purchase, and make sure the seller's name matches the passbook.

Tippan

The survey sketch of an individual survey number, with its sides and measurements from the land survey. When a boundary is disputed or a buyer wants the exact extent, the mandal surveyor measures the land against the Tippan. A certified Tippan is the reference for boundaries.

Sethwar

An old settlement register from the original land settlement. It records survey numbers, their extent, land classification and assessment. It is a useful historical reference — for example to trace how a survey number was originally recorded — but it is not proof of current ownership.

Village map (cadastral map)

The map of an entire village showing every survey number and its boundary. View it on the satellite map in the Telangana LandGrid app, or download a printable village survey map PDF. Certified copies for legal use come from the mandal office.

Encumbrance Certificate (EC)

A statement from the Registration and Stamps department listing registered transactions on a property — sales, gifts, mortgages — over the years you request. A clean EC (no pending mortgage or conflicting sale) is essential before buying.

Before you buy land: a short checklist

  1. Find the exact survey number on the map and in the seller's documents — they must match.
  2. Check ROR-1B / Pahani and the Pattadar Passbook on Bhu Bharati: holder name and extent.
  3. Get an EC for at least the last 15–30 years.
  4. Have the boundaries measured by the mandal surveyor against the Tippan.
  5. Check whether a road or project (such as the RRR) passes through the land.
  6. Have a lawyer review the title before paying.

Frequently asked questions

What is the difference between Pahani and ROR-1B?

Both are land records kept by survey number. ROR-1B is the Record of Rights, showing who holds the land. Pahani is the village register, which also records land type and how the land is used.

How do I check land records by survey number in Telangana?

First open the survey number in the Telangana LandGrid app to see where the parcel is, its boundary and its area. Then open bhubharati.telangana.gov.in, go to Information Services → Details of Land, select district, mandal and village, enter the survey number with the captcha and search for the holder and extent.

Can I download Telangana land records as a PDF?

You can view and print the Bhu Bharati record for reference. Banks and registration offices usually need a certified or digitally signed copy, which you get through the revenue department rather than a screenshot. A printable PDF map of every survey number in a village is available from the Village Survey Map page.

Is a Sethwar proof of ownership?

No. A Sethwar is a historical settlement record. Current ownership is shown by the Record of Rights, the Pattadar Passbook and registered documents.

Where do I get a Tippan?

From the mandal surveyor or the survey and land records department. It is the sketch used to measure and fix the boundaries of a survey number.

Is Dharani still used for land records?

No. Telangana replaced Dharani with the Bhu Bharati portal on 14 April 2025.

Can I check land records online in Telangana?

Yes. See the survey number, boundary and area on the Telangana LandGrid map or the village survey map PDF, and check the official ownership record on the Bhu Bharati portal (bhubharati.telangana.gov.in).
