How to find the survey number of your land in Telangana

Telangana LandGrid  |  Updated 23 October 2026

Quick answer

The quickest way to find the survey number of a piece of land in Telangana is the Telangana LandGrid app: search the village, tap Survey No., zoom in to the land and tap it. It shows the survey number, village, mandal, district and area in acres-guntas, with no documents needed. For every survey number of a village on one printable sheet, download the village survey map PDF. The survey number is also printed on the Pattadar Passbook, the Pahani / ROR-1B and the sale deed, and the official record can be checked on the Bhu Bharati portal, which replaced Dharani in April 2025.

Method 1: Telangana LandGrid app (fastest, no documents needed)

If you know where the land is but not its number — common when you are visiting a plot for sale — a satellite survey map is the fastest route.

  1. Search the village. In the Telangana LandGrid app (Android or iPhone), tap the search bar and type the village name (for example, Kanduwada or Aziznagar). Pick the village with the right mandal and district.
  2. Turn on survey numbers. Tap Survey No. in the bottom bar. Survey boundaries appear as orange lines with the number printed inside each parcel.
  3. Zoom in to the land. Numbers appear once you are close enough. Use the satellite image — roads, wells, trees and field bunds — to locate the exact plot.
  4. Tap the parcel. A card shows the survey number, village, mandal, district and the area in acres-guntas and square yards. You can save it or share it.

Already standing on the land? Tap the location button and the map centres on your GPS position, so the parcel under you is the one you are on.

Method 2: Village survey map PDF (the whole village on one sheet)

To see every survey number in a village at once, which is useful for buyers comparing plots or for taking to the field, order the Village Survey Map PDF. Pick district, mandal and village, preview a free sample, and download a printable map with every survey number and boundary.

Method 3: Read it from your land documents

Every official land document lists the survey number (sometimes with a sub-division, such as 123/A or 45/2/1):

  • Pattadar Passbook — the title passbook issued to the owner lists each survey number and its extent.
  • Pahani (Adangal) and ROR-1B — the village land register and Record of Rights entries are organised by survey number.
  • Sale deed / gift deed — the schedule of property at the end names the survey number, village and boundaries.
  • Encumbrance Certificate (EC) — lists the registered transactions for a survey number.

Not sure what each document is? See Telangana land records explained.

Method 4: Confirm the official record on Bhu Bharati

Bhu Bharati (bhubharati.telangana.gov.in) is the Government of Telangana's land-records portal. It replaced Dharani on 14 April 2025. Its land details search lets you choose district, mandal and village and look up land by survey number or khata number, and see the recorded pattadar and extent. Use it to confirm ownership details once you have the survey number.

Method 5: Ask at the Mandal Revenue Office

The MRO (Tahsildar) office and the mandal surveyor hold the village maps and survey registers. For a certified survey sketch (Tippan) or a physical measurement of the boundaries, apply there — this is the record that carries legal weight.

Survey number vs sub-division number

A survey number identifies a parcel from the original land survey. When a parcel is later split (by sale or partition), each part gets a sub-division suffix — 123/1, 123/2 or 123/A, 123/AA. Maps usually show the main survey number; the sub-division is in the records. Always quote the full number in agreements.

Frequently asked questions

Can I find a survey number without any documents?

Yes. Open a satellite survey map such as Telangana LandGrid, search the village, turn on survey numbers and tap the land. The map shows the survey number, village, mandal and area. Then confirm the owner details on the Bhu Bharati portal.

Can I find the survey number from the owner's name?

The Bhu Bharati portal has land-details searches that work with the khata number or survey number. Owner-name searches are limited, so the most reliable starting point is the location (map) or a document the owner can share, such as the Pattadar Passbook.

Is Dharani still working?

No. Dharani was replaced by the Bhu Bharati portal on 14 April 2025. Land records, mutation and related services for agricultural land are now handled through Bhu Bharati.

Are survey numbers on map apps legally valid?

No app map is a legal document. Map boundaries are digitised from government survey data and are meant for reference. For a sale, loan or dispute, get a certified Tippan or a measurement by the mandal surveyor, and check the records on Bhu Bharati.

Why does my survey number have a slash, like 45/2?

The part after the slash is a sub-division. It means the original survey number was split into smaller parcels. Use the full number, including the sub-division, in any agreement.
