Start in the Telangana LandGrid app: search the village, tap Survey No. and tap the land to get its survey number, boundary and area in acres-guntas, even without documents. Then search the official land details on the Bhu Bharati portal (bhubharati.telangana.gov.in), which replaced Dharani in April 2025: open Information Services → Details of Land, select the district, mandal and village, search by survey number or Pattadar Passbook / khata number and enter the captcha. The result shows the pattadar (holder), extent and land type.
Step 1: Get the survey number on the map (Telangana LandGrid)
Bhu Bharati needs a survey or passbook number, so get the number first. Open Telangana LandGrid (Android or iPhone), search the village, tap Survey No. and tap the parcel. The map shows its survey number, village, mandal, area in acres-guntas and the neighbouring survey numbers. This works even for a plot you are only visiting. For a whole village, download the village survey map PDF. More ways: how to find a survey number.
Step 2: Bhu Bharati "Details of Land"
- Open the portal — bhubharati.telangana.gov.in. No login is needed for Information Services.
- Choose Information Services → Details of Land.
- Select the location — district, mandal and village, in that order.
- Pick how to search — by survey number (include any sub-division, such as 123/A) or by Pattadar Passbook / khata number.
- Enter the captcha and search. The record lists the pattadar's name, the extent and the land type.
Searching land details by owner name
Bhu Bharati's Details of Land search is built around the location and the survey or passbook number, not a statewide search by owner name. If you only have a name, ask the owner for the Pattadar Passbook (it lists every survey number they hold), or locate the land on a survey map and search its survey number. Be careful with websites that offer owner-name lookups — check any result against Bhu Bharati.
Why a search shows no record
- Wrong village — survey numbers repeat in every village; the same number in the next village is a different parcel.
- Missing sub-division — try the number with and without its sub-division (45 vs 45/2).
- Recently changed record — after a mutation or land-use change, records can take a few days to update.
- Non-agricultural or urban land — house sites in towns are recorded by municipal and registration records, not Bhu Bharati land records.
Other checks on Bhu Bharati
- Market Value for the specific land — the government value used for stamp duty.
- Prohibited Lands Details — whether a survey number is on the list of lands whose registration is prohibited (for example government, assigned, endowment or wakf land).
- Encumbrance Details and Registered document details — registered transactions on the property.
What each record means is explained in Telangana land records with survey numbers.
Frequently asked questions
How do I check land details in Telangana?
Find the survey number, boundary and area of the land in the Telangana LandGrid app. Then open bhubharati.telangana.gov.in, go to Information Services → Details of Land, select district, mandal and village, and search by survey number or Pattadar Passbook / khata number for the holder, extent and land type.
Can I search Telangana land details by owner name?
The Bhu Bharati Details of Land search works by location and survey or passbook number rather than a statewide owner-name search. Ask the owner for the Pattadar Passbook, or find the land on a survey map and search its survey number.
Is Dharani land details search still available?
No. Dharani was replaced by Bhu Bharati on 14 April 2025. Land details are now searched on Bhu Bharati under Information Services → Details of Land.
Why does Bhu Bharati show no details for my survey number?
The most common reasons are choosing the wrong village, leaving out (or adding) a sub-division, a record that was changed recently, or land that is not agricultural land recorded on Bhu Bharati.
Is Bhu Bharati land details search free?
Yes. The Information Services searches, including Details of Land, are free and do not need a login.
